- Meet with you to discuss your real estate goals and tour the property. I’m also available to correspond electronically if you live out of the area. I will explain the current market conditions that will effect the marketing and pricing of your home.
- I will provide an accurate valuation of your home based on my years of market knowledge and experience in the beach cities since 1989. Please be aware: The various internet services will not provide an accurate value of most properties, as the beach cities properties are generally custom homes, with varying characteristics, views, etc.
- There are 5 essential ingredients that comprise the formula for a successful sale of your property. I will review each point with you based on your specific property. Your home will sell at the highest profit and in the quickest amount of time when all ingredients are combined perfectly. If only one ingredient is left out of the formula or is out of proportion to the others, your home will take longer to sell and will, quite possibly COST YOU MONEY.
- Explain steps that you can do to enhance the desirability of your property before it is listed and the multi-step marketing program begins.
- Implement my multi-step marketing and advertising program specifically designed to maximize exposure and communicate the benefits and attributes of your property to area REALTORS® and prospective buyers.
- Provide updates through out the marketing and selling process regarding agent and buyer feedback, advertising response, progress being made toward receiving an offer, etc.
- Review all offers and counter offers with you. Advise you of the appropriate steps to make to maximize your profit and to achieve the best terms to meet your goals.
- Make sure that all buyers are qualified to buy your home so you do not waste valuable marketing time.
- Coordinate all aspects of the escrow process, dealing with the selling agent (buyer’s agent), inspection companies, title, and various vendors to assure escrow is progressing on schedule and smoothly. Keep you informed every step of the way to achieve a smooth hassle free experience.
- Provide you with Shorewood’s Relocation services if appropriate.
- Coordinate the closing of escrow with the selling agent to deliver the keys and your property.
